Intro:

At Phone Staffer, we help home service companies get more leads through outbound marketing strategies like cold calling. In this transcript, we reached out to a property manager at a newly built multifamily complex to introduce our client’s power washing services. While the property didn’t currently have a budget allocated for exterior services, the manager expressed future interest—particularly in areas like the dog park—and scheduled a site visit to discuss options further. This type of home service outbound lead generation shows how thoughtful cold calling for leads can build productive relationships and open the door for future work. Below is the redacted lead information from the call.

Ai Transcript:

Phone Staffer Caller:
Thank you for calling Wingspan at (redacted) community. Anne (redacted) speaking, how may I assist you?

Lead:
Oh sorry. Didn’t really catch your first name. This is Ella. How are you doing today?

Phone Staffer Caller:
Hi Ella, I’m doing well. How are you?

Lead:
I am doing good. I’m not so sure if you were the one that I spoke to last time. I am so sorry. Just wanted to touch base with you guys at this time. Do we still have the maintenance manager on site or probably the property manager to speak with?

Phone Staffer Caller:
This is the property manager. How can I help you?

Lead:
Hi. It’s such a pleasure. I spoke with someone there earlier. I forgot her name but she’s definitely fun person to speak with last time. Now, we’ve been providing proposals with (redacted). I’m sorry. I think next week probably, we would love to see what best works time for the Parks and Recreation Services proposal. I was supposed to speak with the maintenance manager. I was told they were more knowledgeable on this but we would love to see if this is something feasible to happen.

Phone Staffer Caller:
We don’t have anything budgeted.

Lead:
Okay okay. Hey, I want you to let you know that we’re not really looking for a right-of-way job. I know you guys are even just kind of like a new complex. Though I can see there’s nothing much going on at the complex right now. It still looks new, so definitely I know you guys may not really need it right now. And when the need arises, we definitely would love to be the best option to be kept—or the best top choice when it came up.

If there’s—I mean, if you do still have a chance to have it dropped by to you guys as we work—we’re at our apartment in (redacted), allow me to know. And then probably in time soon, when the budget comes in, you guys can definitely get in touch with us.

Will that work for you guys?

Phone Staffer Caller:
Yeah, that’s perfect. We will be actually dropping by there—wait, let me take a look at the schedule—I think Tuesday, because Monday is chaotic, I know that. Tuesday I think around 2 to 3 we will be passing by in (redacted). Do you think we can be able to meet you during that time?

Lead:
Sure, of course, that’s perfect. Yeah.

Can I have your name up here? Sorry, IVAN right?

Phone Staffer Caller:
Sure, it’s Anselma.

Lead:
Oh, sorry, Anselma, okay. And last name?

Phone Staffer Caller:
It’s (redacted).

Lead:
(Redacted), perfect. Anselma, definitely I will go ahead and take a look at this. Do you guys have any best email where we can hit up some input as well?

Phone Staffer Caller:
Oh, you just want to send it to (redacted)

Lead:
Perfect. (Redacted) spells it G-R-E-Y right? Kind of like familiar with (redacted)!

Phone Staffer Caller:
Correct.

Lead:
Perfect, perfect. All right. Anselma, I will be sending some input and confirmation of dropping by on Tuesday.

What are the usual areas you guys do normally power washing though—at this time, kind of like, with it being new, you know?

Phone Staffer Caller:
You know, with us being new here, we—I don’t really have—you know, any areas right now. But we do have a dog park so I’m sure that’s probably going to come up soon. Oh yeah, and then I would have to speak with my service supervisor, um—Donald—and I’ll let him know that
