Intro:

At Phone Staffer, we help home service companies get more leads through targeted cold calling and outbound marketing strategies. In this call, we contacted a property manager in Denton to discuss power washing services for their commercial storage facility. After a productive conversation, an appointment was scheduled to review potential cleaning needs, including the parking lot and exterior storage units. This is a great example of how outbound marketing for home service companies can generate valuable leads and set up in-person consultations. Below is the redacted transcript to protect privacy.

Phone Staffer Caller: Williams & Williams Realtors, may I help you?

Lead: Hi there, good afternoon. This is Uruo, and I’m calling from (redacted). How are you today?

Phone Staffer Caller: I’m alright.

Lead: Fantastic. Well, actually, I’m looking to speak to your manager. Is anyone available?

Phone Staffer Caller: Uh, they’re not in. Would you like their voicemail?

Lead: Um, yep. How about this? You know what? We offer power washing services, so we’re looking to see if we can drop by your office to provide proposals and quotes for doing the service.

Phone Staffer Caller: You can if you want.

Lead: Oh, okay! Cool.

Phone Staffer Caller: I’ve had people in the past, not too long ago, stop by, and the boss says that we’re not interested. But if you really want to, you can.

Lead: Oh, I see. Yeah, you know, we offer power washing services, and if ever you have properties that you want us to be your contractor for power washing, we’d be happy to do that.

Phone Staffer Caller: You can bring by some business cards and stuff, or flyers or whatever, and we can put them up here.

Lead: Oh, definitely. We will do that. May I know your name, by the way?

Phone Staffer Caller: Diana.

Lead: Diana, okay, perfect. So, Diana, which area of your properties do you normally power wash?

Phone Staffer Caller: It just depends. I really don’t use power washing very often, I really don’t know. I can’t even remember the last time we’ve used it. Might have been right before we painted the storage facilities, the storage buildings here, but that’s been so long I can’t remember.

Lead: I see. So basically, it has been power washed, but it was a long time ago. Is that what you mean?

Phone Staffer Caller: Yeah, if I remember correctly.

Lead: Oh, I see. But which area of the property do you think power washing would be a great help in restoring the appearance of?

Phone Staffer Caller: I really don’t know. Unless it’d be the front of the parking lot.

Lead: The front here, right?

Phone Staffer Caller: Yeah.

Lead: The driveway, right?

Phone Staffer Caller: Yeah, yes.

Lead: Okay. How about the sidings?

Phone Staffer Caller: I mean, the office… we have an office on both ends of one row of storages, so it’s all brick and not painted. I don’t know. We need seals and stuff on the doors before we really power wash.

Lead: Oh, yeah, yeah.

Phone Staffer Caller: The last thing that was power washed was when we were getting ready to rent out the storages again, and then somebody went through and power washed some of the storage units.

Lead: Oh, the storage units. Okay. So basically, the front of the storage units, right? The parking lot?

Phone Staffer Caller: Yeah, I mean right now it would be outside the doors and stuff.

Lead: Oh, I see, I see. So each door of the storage units, right?

Phone Staffer Caller: Yeah, possibly. I don’t know what the boss would want done.

Lead: Okay.

Phone Staffer Caller: They’d really need to get sealed at the bottom of the doors before we did that. Otherwise, if people have stuff inside, it’s going to get wet because the seals are messed up. It’s an old system.

Lead: Oh, yeah. Oh, okay, totally understand. But, you know, Diana, we will not need to let you sign up,
